St. Johns County Ordinance 2021-23: Short Term Rentals
The Board of County Commissioners passed an ordinance to regulate short term rentals. If you are concerned about short term rentals in your neighborhood, this is a good place to start.
The County has approved the maximum fines allowable by Florida Statute 162, and violations of the ordinance are enforced by St Johns County Code Enforcement.

Vilano and North Beach have always been attractive vacation spots, but recently the community seems to have exploded with new vacation rentals. If you are concerned about this in your neighborhood, we have provided information regarding regulation and enforcement.
To report a violation of the short-term rental ordinance, call the STR HOTLINE at (904) 320-2442.
Then you'll want to join our "Good Neighbor Program"
Know the code. The County can only take action when there is a violation of the code.
Call St. Johns County STR Hotline at (904) 320-2442. This will go to a third-party vendor who will report the complaint to the property manager or owner within an hour.
If it is after normal work hours, residents should report noise, parking or other code or law violations to the Sheriff's Non-Emergency number at (904) 824-8304
If you have notified Code Enforcement with a valid concern and there has been no action taken, it's time to start gathering your data.
Document dates, times, addresses, calls to Code Enforcement. Take pictures where appropriate (for instance, overloaded trash, too many vehicles, etc.)
Prepare a fact-based letter to the Commissioner for District 5. Provide all of your documentation, a factual synopsis of what happened and what you have done. And most important, ask for help and a response from the Commissioner.
The Commissioner will probably forward your email to the appropriate department. If you don't hear back within a reasonable time, follow up with that department and a cc to the Commissioner.
